20 years under 50% occupancy. Full in eight months.
Altoona Park Storage had been open since the late '90s and never got past about half full. We took over everything online in January 2018 and started from scratch. By August, the place was full for the first time ever.
Where they started.
Altoona Park Storage opened in the late 1990s. For about twenty years, it never got past roughly 50% occupancy. Half the units just sat there.
Even the good months weren't that good. Busy season ran June through August, and that meant about 3 leads a month. In winter, the phones went dead silent.
And they weren't the only option in town. Bigger storage brands with bigger budgets and a lot more marketing money were going after the same renters.
The work.
We took over their whole online presence in January 2018 and didn't keep anything. Three things did the heavy lifting:
- A new website, built from scratch. Fast on a phone, clear on what's available, and easy to call or reach out from.
- Local SEO so the facility shows up on Google Maps when people nearby search for storage.
- Organic SEO so the site ranks for the searches renters actually type, not just the business name.
No big budget and no gimmicks. The website, organic SEO and local SEO drove the growth. Bigger brands spent more, and Altoona Park Storage still climbed past them in the rankings.
How it played out.
We start. By the end of the month, 3 leads have come in. That's a summer month's worth, in the dead of winter.
15-20 calls a month, up from about 3 in a normal busy season.
Full for the first time in the facility's history.
The owners add three more buildings.
The new buildings are full too.
The facility sells to a private equity firm.
- Roofing company, Florida
- Commercial landscaper, North Carolina
- Counseling center, Manhattan
- Auto transport company
